Predesign

This initial phase involves setting up our agreement, followed by in-depth consultations to align our visions. We'll conduct thorough site measurements and research to lay a solid foundation for your project.

1 - 2 Months

Design Development

Next, we transition into drafting preliminary drawings and designs, tackling zoning requirements, and mapping out applicable plans. This stage also involves routing tasks to consultants and preparing permit applications, ensuring all pieces are in place for the next steps.

1 - 2 Months

Permit Procurement

The final stretch focuses on compiling the permit plan set, completing and submitting applications along with all necessary documents for permit approval. This phase includes handling corrections, resubmittals, and obtaining any required clearances to ensure everything is set for construction to begin.

2 - 3 Months

Understanding your project's timeline is crucial, as each has its unique scope. Whether it's a quicker patio cover project taking 2-3 months, a fire-rehab needing 2-4 months, an ADU spanning 4-8 months, or a large custom house that could extend from 8 months to 2 years, we're committed to providing detailed information and considering your specific circumstances. Whatever the case, we've got you covered, ensuring a smooth and informed journey from start to finish.

Pricing

We Charge for our services at different stages of completion. Assuring that your project is moving steadily and that funds are allocated at the appropriate stages. Best for the Customer. We will invoice you most commonly, after the initial agreement, after the first submittal to the Building Department, and at permit Approval.

At Studio Bluework LLC, transparency in pricing is paramount. We blend flat fee and hourly rate models to offer clear, upfront costs. For designs, plans, and supplemental documents, we charge a flat rate, ensuring you know the costs from the start. The permit procurement phase, including travel, communication, and meetings, is billed hourly, reflecting the time invested in navigating the permitting process. This approach guarantees full disclosure, allowing for precise budgeting and no surprises.
