01Do I need plans first?

Not always. If the property, existing conditions, permit path, consultant needs, or project budget are unclear, a paid review may be the responsible first step.

02What is the difference between the two research reports?

The $395 Property Information Report gathers and organizes useful public property information that is reasonably available online. The $1,055 Remote ADU Feasibility Report adds your desired outcome, one proposed direction, professional interpretation, and a bounded planning-agency inquiry when needed.

03Does the Property Information Report include feasibility?

No. It can include permit numbers, maps, zoning, assessor information, planning records, source links, missing-information notes, and general next-source pointers. It does not decide whether your proposed project is buildable or likely to be approved.

04Is the Remote Feasibility Report measured on site?

No. It is completed remotely using available online sources plus the photos, documents, and project information you provide. Any site or building relationships are preliminary estimates, not field measurements or surveyed locations.

05Will you contact the city or county?

The Remote Feasibility Report may include one bounded planning inquiry when a specific question would materially improve the report. It does not include meetings, applications, extended back-and-forth, or a guaranteed agency response. Any unanswered question is identified in the report.

06What if my property needs a site visit or deeper investigation?

Studio Bluework will identify the limitation and recommend a separately scoped verification task, a records request, or the appropriate licensed consultant. Complex-property work is not a third standard research package.

07Is the report a permit approval?

No. It is a professional preliminary assessment based on the information available. Final requirements may change after design, consultant review, field verification, utilities, and formal jurisdiction review.

08Can I get a free property opinion first?

The fit screen is free and limited. Studio Bluework does not begin solving property-specific feasibility or permit questions before engagement.

09What do permit plans cost?

ADU Permit Plan Packages currently start at $12,500. Final fees depend on scope, existing conditions, consultants, jurisdiction, urgency, and how much coordination or plan-check responsibility Studio Bluework carries.

10How are plan proposals structured?

The normal structure compares permit drawings, coordinated permit delivery, and higher-control permit support. The middle option is the recommended default for owners who want consultant coordination and bounded plan-check support.

11Are consultants and city fees included?

Not unless written into the proposal. Structural, energy, survey, soils, civil, utility, agency, school, and permit fees are normally separate.

12Do you handle construction?

No. Studio Bluework does not act as a contractor or supervise construction means and methods. Owners contract separately with properly qualified construction professionals.

13Where do you work?

The public focus is Los Angeles County, with nearby Southern California considered selectively. Fit depends on jurisdiction, scope, travel, and current capacity.

14Do you work with realtors or contractors?

Yes, as referral and coordination partners. The property owner or authorized decision-maker should be involved before Studio Bluework accepts a property-specific engagement.

15What happens after a report?

The recommendation may be to proceed to permit-plan options, investigate a specific unknown, engage a consultant, revise the project direction, wait, or stop. The report is valuable even when it does not lead to a plan package.
