Reuse the footprint, make the added area explicit
The approved plan combines a 441 sq ft garage conversion with a 64.58 sq ft addition. Showing those areas separately makes the existing building and the expansion legible. This case study covers the rear 505.58 sq ft ADU; the front-house junior ADU is a separate scope.
Retain a useful laundry space
The conversion keeps the existing laundry room separate while fitting a kitchen, living area, bedroom and bathroom into the garage and addition. Window and door placement were developed with the owner around that compact arrangement.
Coordinate two distinct conversions
The separate Karmont Avenue South Gate House Conversion to Junior ADU adapted two ground-floor bedrooms and a bathroom, converting one bedroom into a kitchen and dining area.
